That's quite a batch! I had a similar issue with my first homebrew. Keeping the fermentation at a consistent 18°C is good. For bottle conditioning, maybe use a cardboard box to hold the bottles and wrap it in blankets, keeping it in the coolest room you have. If space is REALLY tight, you could even rotate batches, conditioning some while fermenting the next. My kids were obsessed with a game called Monkey Mart around that time, so I used to joke that I'd turn our spare room into a similar themed mini-warehouse. Good luck!
